This deed, made this the 10th day of Feb 1940, by and between C. L. Huggins and Mary Huggins, his wife, parties of the first part, and Anna L. Goddard, party of the second part. {Calvin & Anna were half-siblings}.
That for and in consideration of the sum of $1, and other good and valuable considerations, cash in hand paid, the receipt of which is hereby acknowledged, the said parties of the first part do grant and convey unto the party of the second part, with covenant of GENERAL WARRANTY, the following described real estate, that is to say:
All of the undivided right, title and interest of said first parties in and to five certain tracts or parcels of real estate owned by J.C. Huggins {Josephus C. - son of John Randolph Huggans who was Calvin's grandfather}, in his lifetime, and the interest herein conveyed being all the interest of the said parties by reason of the said C. L. Huggins being one of the heirs at law of J.C. Huggins, deceased, and consisting of five tracts of acreage as follows:
22 15/16ths acres, 40 acres, 65 acres, 28 44/160 acres and a tract of about 22 acres, the first four of said tracts being the home farm of J.C. Huggins, on which he resided at the time of his death, the other and last tract known as the Kirkhart or William Arman tract on Proctor Creek.
The undivided interest herein and hereby conveyed is the interest of C. L. Huggins, he being one of three children of Armina Huggins Henry, deceased, one of the six brothers and sisters of J.C. Huggins, deceased, who died intestate. The brothers and sisters of J.C. Huggins, F{rancis} M{arion} Huggins, C{yrus} P{arsons} Huggins, and Armina Huggins Henry.
All of the said tracts aggregate about 178 acres, and reference is herenow made to the title papers of J.C. Huggins for said property, for a more complete and minute description of said tracts of real estate.
