THIS DEED, Made this 30 day of May 1904 between F. M. Huggins & Anna Huggins his wife of the County of Wetzel and State of W. Va. of the first part, and C. P. Huggins of the County of Wetzel and State of W. V. of the second part:

 

WITNESSETH, That for and in consideration of one hundred dollars the receipt of which is hereby acknowledged the said “partys” of the first part doth grant unto the said party of the second part a certain tract or parcel of land situated and lying on Garner run.

 

It is further under stood that the “partys” of the first part does reserve the oil & gass {sic} royalty on said land that is hereby conveyed.

 

The said F. M. Huggins and Anna Huggins his wife doth grant unto the said C. P. Huggins with covenants of generally warranty all that certain lot, tract or parcel of land lying and being in the District of Proctor in the County of Wetzel and State of W. Va. on the waters of Garner Run a branch of Proctor creek and bounded and described as follows:

 

Beginning at a red oak thence N. 86 E. 33 3/5 P. to a stake in Paughs line thence N. 4 ¼ E. 12 2/5 P. to sugar corner to Paugh & Huggins thence N. 78 W. 35 1/5 p. to 2 W. 0.

Now a stone thence N. 77 W. 24 4/5 P. to a stone in run and in John Hafers {sic} line thence with same S. 56 ¼ W. 17 P. to a stone thence S. 62 ½ E. 42 3/5 P. to the place of beginning:  Containing 7 ¼ acres, be the same more or less:  Being the same lot, tract or parcel of land granted and conveyed unto the said F. M. Huggins by Zeri Paugh by deed, bearing date the 15 day of December 1893, and of record in the Clerk’s  office of the County Court of Wetzel County, in Deed Book No. 40 page 441.

 

To have and to hold the said lot, tract or parcel of land or premises together with all and singular the appurtenances thereto belonging, unto the said partys {sic} of the first part their heirs and assigns forever.

STATE OF WEST VIRGINIA, WETZEL COUNTY, TO-WIT:

I, {brother} G. E. Huggins {Gawen Eddy Huggins} a Notary Public of the said County of Wetzel do certify that F. M. Huggins and Anna Huggins his wife, whose names is signed to the writing above bearing date the 30 day of May 1904; this day acknowledged the same before me in my said county:

            The foregoing DEED from F. M. Huggins et ux to C. P. Huggins was on the 15th day of August, 1904, presented into the clerk’s office aforesaid and thereupon admitted to record together with the certificate thereto annexed.
