THIS DEED, Made the 24th day if December, A.D. 1903, between F. M. Huggins {Francis Marion Huggins} and Anna J. Huggins his wife, {brother} J.C. Huggins {Josephus C. Huggins} unmarried man, of Wetzel County, West Virginia and {nephew} W.W. Huggins {Wiley Webster Huggans} and Emma Huggins his wife of Marshall County, West Virginia, parties of the first part, and Cyrus P. Huggins, party of the second part,
WITNESSETH, that in consideration of the sum of $750.00 paid in hand to the said F. M. Huggins, and of $300.00 paid in hand to the said J.C. Huggins, and of the sum of $150 paid in hand to the said W. W. Huggins, by said party of the second part, the receipt of all of which payments are hereby acknowledged before the sealing and delivery of this deed, the said parties of the first part hereby grant, with covenants of general warranty, unto the said Cyrus P. Huggins, party of the second part, the entire undivided four sevenths of all the land of which {father} John R. Huggins {John Randolph Huggans} died seized and possessed, consisting of three tracts or parcels of land, all situated in Proctor District, Wetzel County, West Virginia, one of said tracts of land containing Eighty (80) acres, more or less, and being the same tract of land conveyed by John Bennett and wife to the said John R. Huggins, by deed, dated, 29th day of August 1843 and recorded in Deed Book, No. 9, Page 359, in the Office of the Clerk of the County Court of Tyler County, West Virginia;
And the second of said tracts of land containing Five and Fifteen sixteenths acres (5 15/16) acres, and being the same tract of land conveyed by the said John R. Huggins by Ira C. Yoho and wife, by deed, dated the 5th (?) day of February, 1859, and recorded in Deed Book, No. 25, Page 268, in the deed records of Wetzel County, West Virginia;
And the third tract of land containing one and One Fourth (1-1/4) acres, more or less, and being the same tract of land conveyed to the said John R. Huggins by Margaret Butler by deed, dated the 30th day of August, 1892, and recorded in Deed B. 40, Page 179 in the deed records of said Wetzel County, to which deeds reference is hereby made for a more specific description of each of said tracts of land.
And the object of this deed is to convey and does hereby convey to the said party of the second part all the undivided four sevenths of each of said three tracts of land except the entire interest of said grantors in the oil and gas within said underlying said lands, which four sevenths oil and gas interests and rights said first parties except and reserve to themselves according to their respective shares in said land; the said J.C. Huggins hereby conveying all his right, title and interest in all of said three tracts of land, except said oil and gas, - his interest so conveyed being the undivided one seventh (1/7) of said lands as one of seven children of John R. Huggins, deceased, and the said W.W. Huggins and wife hereby conveying all their right, title and interest, except their oil and gas interest and rights, in all of said three tracts of

Land, being the share consisting of one fourteenth part of said lands as a grandson of said John R. Huggins, deceased, and one of two heirs of {brother} Oliver Huggins {Oliver T. Huggans} deceased, a son of the said John R. Huggins; and the said F. M. Huggins and wife hereby conveying all their right, title and interest, (except the oil and gas), in and to said three tracts of land, their said share being five fourteenths (5/14) thereof – two fourteenths (2/14) or one seventh (1/7) of the said three tracts of land having been inherited by the said F. M. Huggins as a son and one heir of the said John R. Huggins, deceased, and being three fourteenths (3/14) or one fourteenth (1/4) {sic} each conveyed to the said F. M. Huggins by three deeds, to wit:
One fourteenth (1/14) from {brother} G. E. Huggins {Gawen Eddy Huggins} and wife to F. M. Huggins by deed dated the day of ____ {left blank} and recorded in Deed B. 84, Page 298, one fourteenth (1/14) from {sister of Wiley W. Huggans} Florence {Huggans} Cramer and husband to F. M. Huggins by deed dated the ___ day of ___, ___ {left blank} and recorded in Deed Book 84, Page 297; and an undivided one half of one seventh, being his entire undivided interest in the land conveyed by Sanford Huggins and wife to the said F. M. Huggins and others, by deed dated July 22, 1901 and recorded in Deed Book 65, Page 310, all said deeds to the said F. M. Huggins being recorded in deed records of said county.
The said G. E. Huggins and Sanford Huggins being sons, and the said Florence Cramer being a grand daughter of the said John R. Huggins, deceased, the said Florence Cramer being a daughter and one of two heirs of Oliver Huggins, deceased, a son of the said John R. Huggins, deceased.
