This deed, made the 14th day of March in the year of our Lord one thousand nine hundred and three, between G. E. Huggins and Delora V. Huggins, his wife of the first part, and F. M. Huggins of the second part:
Witnesseth, That in consideration of the sum of Seven Hundred Dollars {$700}, the receipt of which is hereby acknowledged, the said parties of the first part do grant unto the said part- of the second part the following described property, that is to say: The undivided one fourteenth (1/14) entered in and too three certain tracts or parcels of land, lying and being situated on Garners Run, in Proctor District, Wetzel County, West Virginia. Bounded and described as follows:
First tract:
Beginning at a popular, thence E. 180 poles to a poplar, S. 60˚ E.24 poles to a white oak thence S. 14˚ W 136 poles to a beech, thence

S 43˚ W 48 poles to two white oaks, thence N 80˚ W 26 poles to a beech, thence N 22˚ E 22 poles to a beech, thence N 65˚ W 20 poles to a sugar, thence N 25˚ W 120 poles to a ash, thence N 20 poles to the beginning containing eighty acres more or less, and all appurtenances thereunto belonging; and being the same land conveyed by George Fox and others by their attorney to John Bennett, and recorded in the Clerks Office of the County Court in Tyler County, West Virginia, in Deed Book No 9 folio 357, to which reference is hereby made.
Second Tract:
Beginning, at a sugar, corner to Paugh, thence N 20 E 42 poles to a sugar, corner to Huggins and Yoho, thence S 46 ½ W 50 poles to a white oak stump to Huggins, thence S 78 ½ E 36 poles to the beginning, Containing 3 15/16 acres, and being the same land conveyed by Jno. {John} Yoho* and wife to John R. Huggins {sic}, and recorded in Deed Book No 25, folio 268 in the Office of the Clerk of the County Court of Wetzel County West Virginia to which reference is hereby made.

Third Tract:
Beginning at a Ash corner of Hafer and Huggins, thence with J. R. Huggins line N 18 E 20 P {poles} to a Poplar, corner to Huggins, and Henry Garner, thence with said Garner N 87 W 13 P, to a white ash, thence S 70 W 7 P to a Dogwood corner to John Hafer in Garner’s line, thence S 73 E 22 P with Hafer line to beginning, containing (1 ¼) one and one fourth acres more or less and being the same land conveyed by Margaret Butler to J. R. Huggins and recorded in office of the Clerk of County Court of Wetzel County, West Virginia in Deed Book No 50 page 179 to which reference is hereby made.
And the said G. E. Huggins and Delora Huggins his wife doth hereby covenant with the said party of the second part that they will warrant generally the property hereby conveyed.
