This Deed made the 30’ day of September 1901 between {brother} G. E. Huggins {Gawen Eddy Huggins} and Delora V. Huggins his wife and John R. Huggins Father of the said G. E. Huggins Parties of the first part and Cyrus P. Huggins of the second part.

Witnesseth that in consideration of the sum of Seven Hundred and fifty dollars ($750.00) the receipt of which is hereby acknowledged the said parties of the first part do grant unto the said party of the second part with covenants of General Warranty the following described real Estate that is to say:

All of undivided one fourteenth (1/14) part of a certain tract or boundary of land situated on the waters of Garner Run in Proctor District Wetzel County West Virginia and bounded as follows on the East by the lands of Henry Garner heirs on the North by the lands of Henry Garner’s heirs on the West by the lands of Hafer heirs, on the South by the lands of {brother} F. W. Huggins {Francis Marion Huggins} and containing Eighty Six and ¾ acres more of less and being the same boundary of land now occupied by the said John R. Huggins and all of the land owned by him in Proctor District Subject however to a life Estate which the said John R. Huggins hereby expressly reserves to himself in the said undivided one fourteenth  1/14 entered hereby conveyed and as a further consideration for the said Seven Hundred and fifty dollars the said John R. Huggins and the said G. E. Huggins hereby sell and agree and bind themselves their heirs administrators and assigns to deliver and to decree unto the said Cyrus P. Huggins upon the death of the said John R. Huggins the fourteenth 1/14 part of all of the personal property and Estate in perpetuity which the said John R. Huggins shall own at the time of his death and which the said G. E. Huggins may inherit as one of the seven children of the said John R. Huggins and it is expressly understood and agreed by __ ___ all of the parties hereto that the said undivided one fourteenth 1/14 part of the said land and said undivided one fourteenth 1/14 of said personally constitutes and are intended and made as advancement Subject to the reservation aforesaid by the said John R. Huggins to the said G. E. Huggins one of his seven children and are in full of one half ½ of all interest present or ?prosfuctir? of the said G. E. Huggins or his heirs in the Estate of his Father the said John R. Huggins.

The foregoing Deed from G. E. Huggins et al to Cyrus P. Huggins was this day admitted into the Clerks Office aforesaid and thereupon recorded together with the certifiers unto annexed.
