This Deed made this 8th day of February A.D. 1889, between Ira C. Yoho and Sarah Caroline his wife, of the first part and John R. Huggans, of the second part: Witnesseth, That for and in consideration of the sum of One Hundred & Seventy Eight & 12/100 Dollars paid in hand, the receipt whereof is hereby acknowledged, the said party of the first part, doth grant unto the said party of the second part, with covenants of general warranty, the following described property, to wit:
A certain tract or parcel of land situated on the head waters of the left hand fork of Proctor Run in Proctor District, County of Wetzel and State of West Virginia, bordered as follows:
Beginning at a sugar corner to Paugh thence N. 20 E. 42 P. to a sugar corner to Huggans & Yoho, thence S. 46 ½ W 50 p. to a white oak stump, corner to Huggans, thence S. 78 ½ E. 36 P. to the beginning containing Five acres, thru woods and thirty perches (5 15/16 acres) and being the same land conveyed to the said Ira Yoho by Sarah G. Peterson sole device (?) and executrix of W.F. Peterson deceased, by deed bearing date of March 26” 1883, and admitted to record Aug 3’ 1883 and recorded in the Clerks office, county court Wetzel County, West Virginia, in Deed Book No. 17 Folio 486.

State of West Virginia Wetzel County, to wit:
I, Marion More a Notary Public within and for Wetzel County, and State of West Virginia, do hereby certify that Sarah Caroline Yoho, the wife of said Ira Yoho whose names are signed to this Deed hereto annexed, bearing date on this 8th day of February A.D. 1889, personally appeared before me, in my county aforesaid, and being examined by me jointly and apart from her husband, and having the Deed aforesaid fully explained to her, she, the said Sarah Caroline Yoho acknowledged the same to be her act and deed and declared that she ha willingly executed that same and does not wish to retract it.

The forgoing Deed of Conveyance from Ira Yoho and wife to J. R. Huggans was this day presented into the Clerks office aforesaid and was thereupon admitted to record together with the certificates thereto annexed.
