This Deed made this 30’ day of August A.D. 1892 for {illegible} Margaret Butler of the first part and John R. Huggans of the second part Witnesseth that for and in consideration of the sum of Twenty Five Dollars paid in hand, the receipt thereof is hereby acknowledged the said party of the first part doth grant unto the party of the second part with covenants of General Warranty the following described property to wit:
A certain piece of land situated on the waters of the left hand fork of Proctor Creek in Proctor District Wetzel County and State of W Va bounded as follows to wit:
Beginning at an ash corner to Hafer & Huggins thence with said JR Huggins {illegible} N 18 E 20 P to a Poplar corner to Huggins & Henry Garner thence with said Garner N 87 W 13 P to a White Oak thence S 70 W 7 P to a Dogwood corner to John Hafer in Garners {illegible} thence S 33 E 22 P with Hafer {illegible} to the beginning and containing one and one fourth 1 ¼ acres more or less and being the same land conveyed to the said Margaret Butler by Mason Moore & wife by Deed bearing date December 3rd 1891 and recorded in Deed Book No 34 folio 265 of the Records of the County Court of Wetzel County West Virginia. Witnesseth the following Signature and Seal

I Marion Moore a Notary Public within and for Wetzel County and State of W Va do hereby certify that Margaret Butler whose name is signed to the Deed hereto annexed bearing date of the 30’ day of August AD 1892 has this day acknowledged the same before me in my County aforesaid.
