This deed made the 22nd day of July 1901 between Sanford Huggins and Cassie Huggins his wife and John R. Huggins Father of the said Sanford Huggins parties of the first part and Francis M. Huggins and Cyrus P. Huggins of the second part.  Witnesseth that in consideration of the sum of Sixteen Hundred dollars of which said amount the receipt in hand paid of the sum of Two Hundred dollars as part payment thereof is hereby acknowledged and the balance being the unpaid sum of fourteen Hundred dollars is to be paid on the 5th day of September 1901; and is evidenced by one certain Promissory note of ___ date herewith.  Interest from maturity and made by the said Francis M. Huggins and Cyrus P. Huggins to the order of the said Sanford Huggins the said parties of the first part do grant unto the said Francis M. Huggins and Cyrus P. Huggins with covenants of General Warranty the following described real Estate that is to say:

 

All of the undivided one seventh 1/7 part of a certain tract or boundary of land situated on the waters of Garners Run in Proctor District Wetzel County West Virginia and bounded as follows:

            On the East by the lands of Henry Garner heirs

            On the North by the lands of Henry Garner heirs

            On the West by the lands of Hafers {sic} heirs

On the South by the lands of F. M. Huggins and containing Eighty Six and ¾ acres more or less and being the same boundary of land now occupied by the said John R. Huggins and all of the said owner

by him in Proctor District subject however to a life estate which the said John R. Huggins hereby expressly reserves to himself in the said undivided one seventh interest hereby conveyed and as a further consideration for the said Sixteen Hundred dollars the said John R. Huggins and the said Sanford Huggins hereby sell and agree and bind themselves their heirs Administrators and assigns to deliver and to secure unto the said Francis M. Huggins and Cyrus P. Huggins upon the death of the said John R. Huggins the one Seventh part of all of the personal property and Estate in propensity which the said John R. Huggins shall own at the time of his death and which the said Sanford Huggins may inherit as one of the seven children of the said John R. Huggins and it is expressly understood and agreed by and between all of the parties hereto that the said undivided one Seventh part of said land and the said Share of Said personally constitutes and are intended and made as advancements.

 Subject to the reservation aforesaid by the said John R. Huggins to the said Sanford Huggins one of his seven children and are in full of all interest present on prospection of the said Sanford Huggins or his heirs in the Estate of his Father the said John R. Huggins and it is further agreed by and between the said parties of the first part and of the second part that in the event any further well or wells producing oil paying quantities may be hereafter drilled on said land at anytime the said Francis M. Huggins and Cyrus P. Huggins shall pay unto the said Sanford Huggins or his heirs the further sum of Three Hundred dollars from the said well being completed tubed {?} and tested for oil and the said Sanford Huggins as security for the payment of the full amount of the said unpaid portion of purchase money in the sum of Fourteen Hundred dollars: and for the said additional Three Hundred dollars to the same should become payable by reason of drilling for oil and finding the same in paying quantities as aforesaid hereby reserves his vendors {?} lien on the real Estate hereby conveyed.

I, Marion Moore a Notary Public of the said county of Wetzel do certify that Sanford Huggins and Cassie Huggins his wife and John R. Huggins whose names are signed to this writing
