WILEY HUGGANS Et Ux to A. T. FAIR

ADMITTED TO RECORD JAN. 5th, 1904

THIS DEED, Made the 19th day of October A.D. 1903, between Wiley Huggans and Emma Huggans his wife of the first part, and A. T. Fair of the second part.
 

WITNESSETH, That in consideration of the sum of Four Hundred and Forty-two and 84/100 Dollars {$442.84}, the receipt of which is hereby acknowledged, the said parties of the first part doth grant unto the said party of the second part the following described property, that is to say:

All of a certain tract or parcel of land lying on the waters of Nicely Run a branch of Proctor Creek in Proctor District Wetzel County, West Va. Being a portion of the land conveyed by James Yates and wife to Henry Garner, of which the said Henry Garner died seized and was after his death divided by commissioners among the heirs of the said Henry Garner deceased, in the year 1902, of which the said tract of land fell to the said Wiley Huggans, he being a grand-son of Henry Garner deceased and a son of Mary {Ellen Garner} Huggans a daughter of Henry Garner deceased, which tract is bounded and described as follows to-wit:

Beginning at Black Oak and corner to Yates and Nicely lands thence N. 33 E. 44 poles to a stone pile and pointers corner to 25 acres tract hereinafter allotted to Florence {Huggans} Cramer {daughter of John Randolph Huggans}, and with a line of the same N.32 W. 118 to a dogwood, thence S. 48 ¼ W. 25 ½ poles to a fence post, place of hickory, thence S. 19 ½ E. 40 poles to a stake, thence S. 34 E. 77 poles to the beginning and containing 24 ¾ acres, more or less.

 

It is hereby understood and agreed between the parties to this deed that the said party of the first part reserved all of the oil and Gas underlying the said property hereby conveyed with the privilege of operating and saving the same.
