Wiley W. Huggins & Emma to Cyrus P. Huggins

This Deed, made the 9th day of September 1912 between Wiley W. Huggins and Emma Huggins his wife of the first part, and Cyrus P. Huggins of Proctor, W VA of the second part.
Witnesseth, that in consideration of One Hundred Dollars cash in hand paid the said parties of the first part doeth grant unto said party of the second part the following Estate, to wit:
All their right, title and interest in and to certain three tracts of land situated in Proctor district on the waters of Garner Run a branch of Proctor Creek in Wetzel Co., W. Va first tract consisting of eighty (80) acres, more or less, and conveyed to John R. Huggins by Jno. Bennett and wife, by deed, dated Aug. 29, 1843, and of record in Deed Book 9 folio 359 in Tyler Co., W.Va;
and the second tract containing five and 15/16 acres (5 15/16) more or less, and conveyed to Jno. R. Huggins by Ira C. Yoho and wife by deed dated Feb. 8, 1889, and of record in Deed Book 25 P. 268 in Wetzel County;
and the third tract consisting one and one-fourth (1 ¼) acres, more or less, and conveyed to Jno. R. Huggins by Margaret Butler by deed dated Aug 30, 1892 and of record in Deed Book 40 P. 179 in Wetzel Co., which lands after the death of said Jno. R. Huggins were partitioned in suit in Chancery* in Circuit Court of said County, between the heirs of the said decedent and their assigns: and the said Wiley W. Huggins being one of the two children of Oliver Huggins son of said Jno. R. Huggins, and the said Wiley W. Huggins inherited an undivided one fourteenth (1/14) of the estate of said Jno. R. Huggins.

The object of this present deed is to, and the same does convey and grant to the said Cyrus P. Huggins all of the interest, right title; and estate of first parties in the oil and gas royalties and all the oil and gas whatsoever, and all oil and gas rights and privileges within and underlying or in any way connected with said three tracts of land hereby conveyed, said interest being a one fourteenth (1/14) in said tracts.

I, D.A. Fair a notary Public of said County of Marshall do certify that Wiley Huggins and Emma Huggins, his wife, whose names are signed to the writing above, bearing on the 9” day of September, 1912 have this day acknowledged the same before me in my said County.
